Discounts in DomicoCloud
Introduction to Discounts
Offering discounts is a great way to gain new customers and retain existing customers. Common discounts seen used in self storage include $1 or the first month’s rent-free, discounts on pre-payments, discounts for students/military/senior citizens, and referral discounts.Â
Whether you’re aiming to up your occupancy rate, get ahead of your competition, or driving a new digital marketing plan, DomicoCloud makes it easy for self storage operators to manage discounts.Â
Below, we provide a walk through for adding an ongoing discount and adding a prepay discount to an existing customer.
Move-In Discounts
 1. After choosing the unit on the New Tenant screen, click  Discount(s) to see the list of available discounts.

 2.  Tick the checkbox for the applicable discount and the screen will flash. If your discount applies to the first rent charge, scroll down to Estimated Transactions to see the updated balance due.

 3.  If your initial payment requires only the first month’s charges, proceed with the payment normally.
4. Â If your discount applies to future rent charges, DomicoCloud does not automatically include those periods in the move-in charges. Complete the move-in to get to the Payment Entry screen:

 5.  Click Edit… under Prepay to add the future charges.

 6.  Change Advance: to add the additional months’ charges (rent and any other recurring charges). Hit Tab and the screen will refresh with the new balance due. In the example above, Previous Balance is the amount charged during the move-in. Click Save.
7. Â The Payment Entry screen now includes Prepay Transactions and a larger balance.

 8.  At this time the receipt does not include pending discount details, however the Paid Through Date is included and the Balance owed is $0.00:

Adding an Ongoing Discount
-  On the customer’s account, navigate to Lease > (select unit) > Edit Billing Plan…

2.  On the customer’s account, navigate to Lease > (select unit) > Edit Billing Plan…

Check the box for the discount being applied and click Save.
3. Â The discount name will be shown on the Overview screen now:

Adding a Prepay Discount to an Existing Customer
In this example we’ll use a common promo discount: Pay 11 Months, Get 12th Month Free.Â
In Financial Setup > Discounts, the discount should be configured as:
Amount: 100%
Start After: 11 Month(s)
Duration Type: One Time
-  On the customer’s account, navigate to Lease > (select unit) > Edit Billing Plan…

2. Â In the Billing Plan Info screen, scroll down to Discount(s), check the box for the discount being applied, click Save:

3.  Return to the Acct Activity tab and click Enter Payment…

4.  Check the box for the unit being paid (if needed) in the top left. Under Prepay click Edit…

5.  By default, you will see the upcoming month’s charges. Change the 1 to 12 and hit Tab to refresh the screen.Â

6. Â DomicoCloud will return the next 12 months of charges. Scroll down to the last month and verify the discount is set to apply:

7. Â Click Save to add these charges to the payment.

8. Â The Apply Amount and Payment Amount have both updated to the new total. Scroll down the Prepay Transactions list to see the discount as well:

9. Â If the total amount due is correct, post the payment normally.
10. Â The receipt will show the new Paid Through Date (including the discounted month) and it will list all periods that have been paid for. The 12th month is not included because it was not technically paid for.Â

11. Â The Overview screen also shows the new Paid Through Date:

12. Â The Acct Activity screen lists all future periods that were paid for, including the discounted month:
